Housing Context

What makes Toronto different

Toronto's ceiling story is really the story of the post-war boroughs. The former cities of Etobicoke, North York, Scarborough and East York were built out at enormous speed from the 1940s through the 1970s, and sprayed popcorn and stipple textures were the standard finish across that entire wave of bungalows, side-splits and two-storey homes. The older pre-war streets closer to the core carry plaster ceilings that frequently received texture during mid-century renovations, which puts them in exactly the same category.

The 1980 dividing line matters as much in Toronto as anywhere in Ontario: ceiling texture applied before then can contain chrysotile asbestos, and Ontario Regulation 278/05 requires testing before that material is disturbed. Given how much of Toronto's low-rise stock predates 1980, testing is the normal first step here, not an edge case. We arrange Ontario-accredited testing and bill it at cost with no markup, typically $300 to $500 depending on the number of samples.

Toronto also has a large stock of 1960s and 1970s condominium buildings where popcorn ceilings are original to the unit. We handle condo work regularly: elevator bookings, corridor protection and board-required insurance certificates are routine for our crew.

Why Remove

3 reasons Toronto homeowners remove their ceilings

🏠

Aging Housing Stock

In a market where buyers compare dozens of similar listings, a stipple ceiling reads instantly as a home that has not been touched since the seventies. Smooth ceilings are one of the least expensive changes that shift how an entire Toronto listing photographs and shows.

⚠️

Asbestos Risk

Ceiling texture applied before 1980 can contain asbestos, and most of Toronto's low-rise housing was built or renovated inside that window. Testing before removal is required under O. Reg. 278/05 for suspect material, and the work must not be done dry, by hand, or by a general renovator.

📈

Market Timing

Toronto listings live and die on presentation. A smooth, freshly painted ceiling photographs better, shows better under pot lights, and removes the single most common "this house is dated" signal buyers react to.

Transparent Pricing

KW Popcorn Ceiling Removal & Painting charges $4.50/sqft for unpainted popcorn ceilings, $6.50/sqft for latex-painted, and $7.50/sqft for oil-base painted ceilings in Toronto. Every quote is all-inclusive: removal, two skim coats, bonding primer, and two finish coats of Sherwin-Williams ceiling paint. Toronto has an overall high asbestos risk profile given its 1940s–1980s dominant housing stock. Homes built before 1980 may contain chrysotile asbestos in popcorn or stucco ceiling material. Ontario Regulation 278/05 requires professional testing before any removal work in pre-1980 homes. KW Popcorn Ceiling Removal & Painting coordinates certified asbestos testing through accredited labs at no markup and will not begin removal until results confirm it is safe to proceed.

Most individual rooms take 1–2 days for complete removal, skim coating, and painting. A typical Toronto home (3 bedrooms, main floor) takes 2–4 days from setup to final paint coat. KW Popcorn Ceiling Removal & Painting provides a written timeline during your free quote and sticks to it. We work efficiently to minimize disruption whether you are living in the home or preparing it for sale.

No. KW Popcorn Ceiling Removal & Painting uses professional HEPA-filtered dustless sanding equipment on every Toronto job. Before removal begins, our crew covers all floors, furniture, walls, and vents with protective sheeting. During removal, dust is captured at the source by our industrial vacuum systems. KW Popcorn Ceiling Removal & Painting serves every neighbourhood in Toronto: Etobicoke, North York, Scarborough, East York. There are no travel surcharges anywhere within our service area. Call (519) 729-7394 to book a free quote in any Toronto neighbourhood.

Yes — painted popcorn ceilings cost more to remove because the paint seals the texture and makes wet scraping less effective. KW Popcorn Ceiling Removal & Painting charges $6.50/sqft for latex-painted and $7.50/sqft for oil-base painted ceilings, compared to $4.50/sqft for unpainted. We identify the paint type during your free quote and give you a firm price in writing before any work begins.

(4) Two skim coats of joint compound applied and sanded smooth to Level 5. (5) Bonding primer coat. (6) Two finish coats of Sherwin-Williams ceiling paint. (7) Full cleanup. Yes. We schedule Toronto work in multi-day blocks so the travel is absorbed on our end, and the rate stays $4.50 per square foot all-in with no travel surcharge and no minimum job size. Yes, condo units are routine work for us. We book the elevator, protect the corridor from the unit door to the elevator, seal the work area, and run HEPA-filtered dustless equipment. We carry $2 million liability insurance and WSIB coverage, and we provide certificates to your property manager or board before work begins. Units in 1960s and 1970s buildings should be tested for asbestos first, which we arrange at cost.

Yes. Texture applied any time before 1980 can contain chrysotile asbestos, and a 1955 home almost certainly had its texture applied inside that window whether at construction or during a later update. An Ontario-accredited lab analyses samples for $300 to $500 at cost with no markup, results come back within days, and the removal method is adjusted based on what the lab finds.
