how is popcorn ceiling removed

Popcorn ceiling removal involves misting the ceiling with water to soften the texture, scraping it off, then skim coating, priming, and repainting for a smooth finish. Before any work starts, we test for asbestos, since chrysotile asbestos was commonly mixed into ceiling texture before the mid-1980s. Testing costs $300–$500 at cost with no markup, and we coordinate this testing for you. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal itself isn't mandated by law and the Ontario Building Code doesn't regulate popcorn ceilings.

Once testing clears, our process is: wet-scrape the texture, apply two skim coats to smooth the ceiling surface, prime, then apply two coats of paint. This all-inclusive process costs $4.50/sqft for unpainted popcorn ceilings, $6.50/sqft if the texture has latex paint on it, and $7.50/sqft for oil-base painted texture.
