How can I tell if my popcorn ceiling is asbestos?
You can't tell just by looking. The only way to confirm asbestos in a popcorn ceiling is lab testing, which we coordinate at cost for $300–$500, no markup.
- Age is the main clue. Chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, so any home built or textured before the mid-1980s should be treated as suspect until tested.
- Ontario Regulation 278/05 requires testing before any suspect material is disturbed. It doesn't require removal, and the Ontario Building Code doesn't regulate popcorn ceilings, but disturbing untested texture is where the risk and liability come in.
- Skip the DIY test kits and guesswork. A proper sample sent to an accredited lab is the only result that holds up.
