Is removing a popcorn ceiling a good idea?

Yes — removing a popcorn ceiling is one of the highest-value updates you can make to a Kitchener-Waterloo home, especially if you're renovating, selling, or just tired of the dated look and dust it collects. A smooth, painted ceiling instantly modernizes a room and is one of the first things buyers notice.

The main thing to get right first is safety. Chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, so if your home was built before the mid-1980s, testing should happen before anyone disturbs the material. Under Ontario Regulation 278/05, testing is required before disturbance — removal itself isn't mandated by law, and the Ontario Building Code doesn't regulate popcorn ceilings, but skipping the test isn't worth the risk. We coordinate asbestos testing at cost, $300–$500, no markup.

Our pricing is all-inclusive (removal, 2 skim coats, primer, 2 coats of paint):

  • Unpainted popcorn: $4.50/sqft
  • Latex-painted: $6.50/sqft
  • Oil-base painted: $7.50/sqft

A main floor, few rooms, or condo (400–600 sqft) runs $2,000–$4,500. A full 3-bedroom home (900–1,500 sqft of ceiling) runs $4,050–export const FAQ_ANSWERS: FAQAnswer[] = [1,250. Call (519) 729-7394 for a free quote. KW Popcorn Ceiling Removal · Google Reviews
