Is it better to remove popcorn from the ceiling or cover it?
Removing popcorn ceiling texture is almost always the better long-term choice over covering it, though a skim coat over existing texture is an option if removal isn't feasible. Removal eliminates the problem permanently and gives you a smooth, modern, paintable ceiling that adds real resale value. Covering (skimming directly over the existing texture without removing it) skips the mess of removal but actually costs more per square foot, adds weight and thickness to the ceiling, and doesn't resolve any underlying asbestos concerns if the texture is older material.
Before disturbing any texture applied before the mid-1980s, testing is important since chrysotile asbestos was commonly used in ceiling texture through the 1970s and into the mid-1980s. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal itself isn't legally mandated. We coordinate asbestos testing at cost ($300-$500).
- Unpainted popcorn removal: $4.50/sqft, all-inclusive
- Skim coat over existing texture (no removal): $8.50/sqft
