Is it cheaper to cover or remove a popcorn ceiling?
Removing a popcorn ceiling is cheaper than covering it. Skimming over existing texture without removal runs $8.50/sqft, while full removal (including two skim coats, primer, and two coats of paint) costs just $4.50/sqft for unpainted ceilings, $6.50/sqft if the texture was previously painted with latex, or $7.50/sqft for oil-based paint. Covering also traps the old texture underneath, which can cause problems later, so we don't recommend it as a shortcut or cost-saver.
If your home was built before the mid-1980s, we strongly recommend asbestos testing before any work begins, since chrysotile asbestos was commonly used in ceiling texture until then. Under Ontario Regulation 278/05, testing is required before disturbing suspect material (though removal itself isn't mandated by law). We coordinate testing at cost, typically $300–$500, with no markup.
