How much does it cost to remove asbestos from a popcorn ceiling?
Full asbestos abatement isn't something we perform, but we coordinate testing at cost, typically $300–$500, before any popcorn ceiling work begins. Chrysotile asbestos was commonly mixed into ceiling texture up until the mid-1980s, so if your home was built or textured before then, testing is the right first step. Under Ontario Regulation 278/05, suspect material must be tested before it's disturbed, though removal itself isn't legally mandated and the Ontario Building Code doesn't regulate popcorn ceilings.
If the test comes back negative, we move straight into removal at $4.50/sqft all-inclusive for unpainted ceilings (removal, 2 skim coats, primer, and 2 coats of paint), $6.50/sqft for latex-painted ceilings, or $7.50/sqft for oil-based painted ceilings. If asbestos is confirmed, licensed abatement is required before we can proceed with any removal or refinishing.
