How to remove a 50 year old popcorn ceiling?

Removing a 50-year-old popcorn ceiling costs $4.50 per square foot for an unpainted texture, which includes removal, 2 skim coats, primer, and 2 coats of paint. If the ceiling was later painted, the rate is $6.50/sqft for latex paint or $7.50/sqft for oil-based paint, since paint bonds to the texture and requires more labor to strip.

Given the age, testing for asbestos first is critical. Chrysotile asbestos was commonly mixed into ceiling texture before the mid-1980s, and a ceiling this old is a strong candidate. Ontario Regulation 278/05 requires testing before disturbing any suspect material. We coordinate third-party asbestos testing at cost, $300 to $500, with no markup. Removal itself isn't mandated by law, but disturbing untested material puts your family at risk.

For a main floor, a few rooms, or a condo (400 to 600 sqft), expect $2,000 to $4,500. Larger homes with more ceiling area scale up from there.
