Does a stipple ceiling have asbestos?
Yes, it can — if your home was built or had its ceiling textured before the mid-1980s, there's a real chance the stipple (popcorn) texture contains chrysotile asbestos, which was commonly mixed into ceiling texture through the 1970s and into the mid-1980s. Homes built after that period are much less likely to be affected, but the only way to know for certain is testing.
Under Ontario Regulation 278/05, testing is required before disturbing any suspect material — this is why we always coordinate a sample test before removal. Note: removal itself is not legally mandated, and the Ontario Building Code does not regulate popcorn ceilings — the concern is safety, not code compliance.
- Asbestos testing: $300–$500 (coordinated at cost, no markup)
- If asbestos-free, we proceed with removal starting at $4.50/sqft all-inclusive
