Popcorn Ceiling Removal in Heritage and Older Homes

Heritage and pre-1960 homes across Waterloo Region — in Galt, Uptown Waterloo, Downtown Kitchener, Exhibition Park Guelph, and similar neighbourhoods — often have ceiling situations that are more complex than post-1970 tract housing. Here is what makes older home ceiling removal different and how we approach it.

Plaster Ceilings vs. Drywall

Many pre-1950 homes in Ontario were built with plaster ceilings rather than drywall. Plaster was applied directly to wood lath (strips of wood nailed across the joists) in two or three coats. These ceilings are much thicker and heavier than drywall and respond very differently to renovation work.

If your heritage home has plaster ceilings with popcorn texture applied over them (a common 1960s–70s renovation), the situation is:

  • Popcorn texture can be wet-removed from plaster surfaces more easily than from drywall (the plaster is harder and less susceptible to water damage)
  • Skim coating over plaster requires adhesion testing — old, flaking plaster may not bond properly with standard joint compound without a bonding primer or PVA sealer first
  • Damaged or cracked plaster sections may need to be replaced with drywall during the project, which changes the scope

Multiple Renovation Layers

In older homes, what appears to be one layer of popcorn texture is sometimes two or three layers of different renovations — original plaster, a 1960s skim coat, a 1970s popcorn layer, and a 1990s paint job — all stacked. This adds thickness and complexity to removal and increases the chance of discovering problems that need addressing below the top layer.

Lead Paint

Pre-1960 homes may have lead paint under the popcorn texture. Lead paint was used extensively in Ontario until the late 1970s. Like asbestos, lead is safe when intact but hazardous when sanded or disturbed. If lead paint is suspected, testing is recommended before any sanding work begins.

Asbestos in Heritage Renovation Layers

A pre-1900 home does not mean no asbestos risk. If a renovation was done in the 1960s–70s that added popcorn texture to original plaster ceilings, that texture may contain asbestos. The risk is in when the popcorn was applied, not when the house was built.
