Popcorn ceiling removal in Cambridge, Ontario runs between $4.50 and $7.50 per square foot before HST, depending on whether the ceiling has been painted, and a typical job takes two to three days from first scrape to final coat of paint. That's the direct answer. The longer answer, the one that actually matters once you're standing under a stippled ceiling in a Galt bungalow or a Hespeler split-level, depends on square footage, ceiling condition, whether the texture was painted over at some point, and whether the home is old enough that asbestos testing needs to happen first.

I'm Eddie. I've been removing popcorn ceilings and repainting homes across Kitchener-Waterloo since 2019, and our crew has completed more than 500 KW-area homes since then. Cambridge, specifically Galt, Preston, Hespeler, and Blair, has been part of that work from the start, not an afterthought. This page was last updated August 23, 2026, with current pricing and the same step-by-step process we use on every job, whether it's one bedroom or a full main floor.

One recent Cambridge client, Ololade Hassan, put it this way: "We needed a specialist for popcorn ceiling removal in Cambridge and chose KW Popcorn Ceiling Removal & Painting. They made the process simple, explained everything clearly, and delivered a smooth clean ceiling finish. The before-and-after difference was huge. I would recommend them to anyone updating an older home in Cambridge." That's the standard we hold every job to, and it's the standard the rest of this page walks through in detail: real pricing, the real process, what affects cost, when asbestos becomes a factor, and how to tell a serious contractor from someone just passing through.

Why Cambridge Homeowners Are Removing Popcorn Ceilings Right Now

Cambridge is one of the older housing markets in Waterloo Region. Galt's core dates back well over a century in places, and the postwar and 1960s-to-1980s boom that filled in Preston, Hespeler, and Blair left a huge stock of homes with the stippled or spray-textured ceilings that were standard builder finishes for decades. That texture hid drywall seams cheaply and quickly. It was never meant to last fifty years as a design feature, and it shows: it yellows, it traps dust and cooking odour, it flakes if anything brushes against it, and it reads as dated the moment a buyer or a real estate agent walks into the room.

Two things have pushed more Cambridge homeowners to deal with it this year. First, the resale market in Waterloo Region has stayed competitive enough that sellers are investing in cosmetic updates before listing, and a smooth ceiling is one of the cheapest square-footage upgrades that changes how a whole room photographs and shows. Second, more homeowners are simply staying put and renovating instead of moving, and popcorn ceilings are consistently one of the first things people mention wanting gone when they start a refresh, right alongside old carpet and dated light fixtures.

There's also a practical reason: pricing from out-of-region contractors, particularly crews driving in from the GTA, has gotten less predictable, with vague flat-rate quotes that don't hold up once they see the actual ceiling condition. Homeowners in Cambridge have told us they want a local company that can give a real square-footage number over the phone and stand behind it in person, not a rough estimate that grows once the crew shows up. That's the gap we built this business to fill, and it's why our Cambridge popcorn ceiling removal page exists separately from our general service area pages.

The Full Popcorn Ceiling Removal Process, Step by Step

Every job follows the same sequence, whether it's a single bedroom in a Hespeler townhouse or a full main floor in a Preston bungalow. Here's what actually happens, in order.

1. Assessment and quote

We measure the ceiling area (not the floor plan of the whole house, the actual square footage of ceiling being worked on), check the texture for whether it was ever painted, and look at ceiling condition: cracks, water staining, sagging, or previous patch jobs. If the home was built before the early 1990s and the texture hasn't been tested, we flag asbestos testing at this stage rather than after work has started.

2. Asbestos testing, if applicable

If testing is needed, a sample goes to an accredited lab before any scraping begins. We don't guess on this and we don't skip it to save time.

3. Prep day

Floors get covered, furniture gets moved or wrapped, doorways get sealed with plastic to contain dust to the work area, and light fixtures and vents get removed or protected. This is the least exciting part of the job and also the part that determines how clean your house is when we leave.

4. Texture removal

The popcorn texture is wetted and scraped off down to the drywall or plaster substrate. Painted texture takes longer here, which is part of why painted ceilings cost more per square foot than unpainted ones, it simply doesn't come off as easily.

5. First skim coat

Once the surface is scraped clean, we apply the first coat of joint compound across the whole ceiling to build a smooth, even base and bury any texture ghosting, screw pops, or seam lines. This needs to dry fully before the next step, which is the main reason this job can't be rushed into a single day.

6. Sanding and second skim coat

The first coat gets sanded, then a second coat goes on to level out any remaining imperfections and get the ceiling truly flat. This is sanded again once dry.

7. Priming and painting

Once the ceiling is smooth, it gets primed and finished with two coats of Sherwin-Williams paint, which is included in our per-square-foot rate, not billed separately.

8. Final walkthrough

We walk the room with you, check the ceiling in raking light (the angle that shows any missed imperfections), clean up, and remove the protection. This is also when we point out anything worth knowing for future maintenance, like touch-up paint matching.

Homeowners who want a deeper look at what can go wrong when this process is rushed or skipped should read the common mistakes we see on DIY and rushed jobs before deciding how to tackle their own ceiling.

Popcorn Ceiling Removal Cost in Cambridge: Full Pricing Breakdown

Here's exactly what we charge, before HST, with nothing hidden behind a "call for quote" wall.

Ceiling Type / ServiceRateWhat's Included
Popcorn removal, unpainted ceiling$4.50 / sqftRemoval, 2 skim coats, primer, 2 coats Sherwin-Williams paint
Popcorn removal, latex-painted ceiling$6.50 / sqftSame as above, more labour to remove painted texture
Popcorn removal, oil-based painted ceiling$7.50 / sqftSame as above, oil-based paint is the most labour-intensive to strip
Skim coat only (smooth ceiling, nothing to bury)$2.50 / sqftSkim coat and finish, no removal needed
Skim coat only, full-service with protection$3.50 / sqftSame, plus full floor and furniture protection
Skim coat OVER existing texture (texture stays, not removed)$8.50 / sqft3 coats to fully bury the texture pattern
Ceiling painting only, no texture work$50 to $400 / roomDepends on room size and number of coats
Asbestos testing$300 to $500At cost, no markup, results from an accredited lab

Two things in that table trip people up, so worth spelling out. First, skimming over existing texture without removing it actually costs more than removal, not less, because it takes three coats of mud instead of two to fully hide the stipple pattern underneath, and you're left with texture still there under the smooth surface. We don't push it as a "budget option," because for most ceilings, it isn't one. Second, all of the per-square-foot numbers above are before HST. Our online calculator adds 13% at the quote stage, so a 500 square foot unpainted ceiling at $4.50 per square foot comes to $2,250 before tax and $2,542.50 with HST included.

Most jobs we quote in Cambridge land in the $2,000 to $4,500 range before HST. That range represents roughly 400 to 600 square feet of ceiling, which is a main floor, a couple of bedrooms and a hallway, or an open-concept condo, not a full three-bedroom house of ceilings. A whole three-bedroom home typically has 900 to 1,500 square feet of ceiling once you add up every room, and that scope runs $4,050 to $1,250 before HST depending on ceiling type and paint history. If someone quotes you a flat number for "the whole house" without asking your square footage, that number isn't real yet, it's a guess. For a full breakdown of how these numbers get built room by room, see our detailed Cambridge pricing guide.

Factors That Actually Change Your Price

The per-square-foot rate is the starting point, but a few things move the final number up or down on a real quote.

  • Painted vs. unpainted texture. This is the single biggest swing, moving the rate from $4.50 up to $6.50 or $7.50 per square foot, because painted texture is bonded harder to the substrate and takes longer to scrape clean.
  • Ceiling height. Standard 8 to 9 foot ceilings are our baseline. Vaulted ceilings, cathedral ceilings, or anything above roughly 10 feet needs scaffolding or lift equipment, which adds labour time.
  • Ceiling condition. Cracking, water staining, sagging drywall, or old patch repairs need to be addressed before skim coating, which can add time and, occasionally, drywall repair costs beyond the standard scope.
  • Age of the home. Older Galt and Preston homes sometimes have plaster ceilings rather than drywall underneath the texture, which behaves differently under a skim coat and takes a more careful hand.
  • Continuous square footage and room count. A single 500 square foot open area is faster per square foot than five separate small rooms with the same total area, because every room means resetting protection, cutting in at the edges, and moving furniture again. We factor volume into quotes on larger, continuous jobs.
  • Accessibility. Furniture that has to be fully emptied from a room, narrow stairwells for material access, or occupied homes where we're working around a family's schedule can add time compared to a vacant space.

Asbestos in Cambridge Homes: When to Worry and What Testing Involves

Popcorn ceiling texture manufactured before the early 1990s can contain asbestos, and a lot of the housing stock in Galt, Preston, and Hespeler was built well within that window. This doesn't mean every older ceiling has it, plenty don't, but it's not something to guess about, and it's not something a homeowner or an untrained crew should try to eyeball from the ground.

Testing costs $300 to $500 and we charge exactly what the lab charges, at cost, with no markup added on our end. A small sample is collected and sent to an accredited lab, and results typically come back within a few business days. If the ceiling was built or textured after roughly 1990, or if you already have documentation from a previous inspection, testing may not be necessary, but for anything older, we recommend it before any scraping starts.

If asbestos is confirmed, the removal work shifts to a licensed asbestos abatement contractor working under Ontario's designated substance rules, with proper containment, negative air pressure, and disposal at an approved facility. Regular skim coating and painting only resumes once that abatement is complete and the space has passed clearance testing. It adds time and cost to a project, but it's not optional, and any contractor telling you it's fine to "just scrape carefully" on an untested pre-1990 ceiling is telling you something false.

DIY vs. Professional: An Honest Comparison

We get asked constantly whether this is a reasonable DIY weekend project. Sometimes it is, if you have zero standards for the finish and don't mind spending several weekends on it. For most homeowners, once you count the real time and hidden costs, it isn't the money-saver it looks like on paper.

FactorDIYProfessional (KW)
Time investmentMultiple weekends, often 3 to 5, for a single room's worth of ceiling done properly2 to 3 days total for a typical job, done by a trained crew

Liability if something goes wrongFalls on the homeownerWe carry $2M commercial liability insurance and full WSIB coverage

The hidden cost that trips up most DIY attempts is repair. A gouge in the drywall from an aggressive scraper, or a skim coat that dries uneven because coats went on too thick or too fast, usually needs to be fixed by a professional anyway, at which point you've paid for tools, spent your weekends, and still need to hire someone. If you're set on doing it yourself, at minimum read through the most common DIY mistakes we see called in to fix first.

How to Choose a Popcorn Ceiling Contractor in Cambridge

Whether you hire us or someone else, ask these questions before signing anything:

  • Can you show proof of liability insurance and WSIB coverage, and will you put it in writing?
  • Is the quote based on measured square footage, or is it a flat number that was given without seeing the space or knowing the paint history?
  • Do you test for asbestos on older homes, or do you skip it?
  • What's included in the price, specifically: how many skim coats, primer, how many coats of paint, and what brand?
  • Who is actually going to be on site doing the work?
  • What's the warranty on the finished ceiling, in writing?
  • Can I see reviews or completed work specific to this area, not just a generic portfolio?

Red flags worth walking away from: a contractor who won't give a written, itemized quote; anyone who brushes off asbestos testing on a pre-1990 home as unnecessary without asking the home's age; cash-only payment with no contract; and pricing that's noticeably below the going per-square-foot rate in the region, which usually means corners are getting cut somewhere you won't see until the paint's already on. Our own quote process is built around the standards we lay out in our complete Ontario guide, which covers what a fair, transparent quote should include no matter who you hire.

Return on Investment and Resale Value

Popcorn ceilings are one of the most consistently flagged cosmetic issues by real estate agents showing homes across Waterloo Region. It doesn't sink a sale on its own, but it reads as dated the moment a buyer walks in, and it sits in the same mental bucket as old carpet or dated light fixtures: not a dealbreaker, but a signal that other deferred maintenance might be lurking. A smooth, freshly painted ceiling doesn't just look better in listing photos, it makes the whole room feel taller and brighter, which is exactly the impression sellers want in the first ten seconds of a showing.

Unlike a kitchen renovation or a bathroom remodel, ceiling removal is a relatively low-cost update that touches every room in the house at once. Homeowners doing this ahead of a listing typically recover the cost through a faster sale and fewer buyer objections rather than a specific dollar-for-dollar markup, and it pairs naturally with a fresh coat of wall paint, which is often done at the same time since the crew and equipment are already in the house. For homeowners not selling anytime soon, the return is simpler: you get to stop looking at a ceiling that's been bothering you for years, and you get a surface that's actually easy to keep clean, unlike textured popcorn, which traps dust and is nearly impossible to wipe down without damaging it.

Why Cambridge Homeowners Choose KW Popcorn Ceiling Removal & Painting

I show up on every job. Not a rotating crew you've never met before, not a subcontractor bidding under our name, me. That's been true since 2019 and it's true on every Cambridge job we take on. A few specifics that matter when you're comparing quotes:

  • 500+ KW-area homes completed since 2019, with real, checkable reviews from Kitchener, Waterloo, Cambridge, and surrounding communities.
  • $2M commercial liability insurance and full WSIB coverage, so you're protected if anything goes wrong on your property, not exposed to it.
  • One year workmanship warranty on the finished ceiling, in writing.
  • Transparent, square-footage-based pricing quoted up front, the same rates listed on this page, not a number that changes once we're in your house.
  • Sherwin-Williams paint included in every removal job, not billed as an add-on.
  • Local to Waterloo Region, not a crew driving in from out of town for a single job and moving on.

Gary Hines, one of our clients, summed up the day-to-day part of this well: "Eddie is professional and trustworthy always! He worked clean with the best of outcomes... we are so pleased and highly recommend his popcorn ceiling removal." That's the reputation we work to keep on every single job, Cambridge included. You can see more of our recent Cambridge work on our local project page for the area.

Neighbourhood Spotlight: Galt, Preston, Hespeler, and Blair

Cambridge isn't one uniform housing market, it's really four historic towns stitched together, and each one has its own typical home age and ceiling story.

Galt, the historic downtown core along the Grand River, has some of the oldest housing stock in the region, including century homes and early-1900s builds where plaster ceilings are common under later texture applications. Streets around the Ainslie Wood pocket near the downtown core and Galt's older residential grid often mean plaster substrates, which need a slightly different touch during skim coating than standard drywall. Homes here are also more likely to fall into the pre-1990 window where asbestos testing is worth doing before any work starts. For heritage-era Galt homes specifically, our guide to Galt heritage home ceiling removal covers what to expect in more detail.

Preston, on the west side of the Grand, has a mix of older village-era homes near the historic main street and a large band of postwar and 1960s-70s bungalows and split-levels further out, which is exactly the era where popcorn ceilings were standard builder finish. Most Preston jobs we do are unpainted texture on drywall, straightforward removal without the plaster complications you sometimes see in Galt.

Hespeler has a similar profile to Preston, older mill-town core near the river with newer subdivisions built out through the 1970s, 80s, and later. Hespeler homeowners often come to us after buying a resale property and wanting the ceilings dealt with before moving furniture in, since it's far easier to work in an empty room.

Blair, the smallest and most rural-feeling of the four, has a mix of older character homes and newer builds, and we treat each on its own merits rather than assuming age based on the neighbourhood alone.

Across all four areas, the common thread is homes built between roughly the 1950s and late 1980s, which is the exact window where popcorn ceiling texture was the standard finish and where asbestos testing decisions matter most.

Room-by-Room Cost Table

To make the pricing concrete, here's how the math works out across common room scenarios, all before and after HST at 13%.

ScenarioApprox. SqftCeiling TypeBefore HSTWith HST
Single bedroom120 sqftUnpainted popcorn$540.00$610.20
Living room / family room250 sqftUnpainted popcorn];,125.00];,271.25
Open-concept condo500 sqftLatex-painted popcorn$3,250.00$3,672.50
Finished basement450 sqftUnpainted popcorn$2,025.00$2,288.25
Main floor (typical job)500 sqftUnpainted popcorn$2,250.00$2,542.50

Whole 3-bedroom house1,200 sqftOil-based painted popcorn$9,000.00$0,170.00

Notice the last two rows are the same house, same square footage, and the price nearly doubles based purely on paint history. That's why we always ask about painted texture before quoting a number over the phone, it's the single biggest variable in what you'll actually pay.

Ontario Regulations Every Cambridge Homeowner Should Know

Popcorn ceiling work in Ontario isn't unregulated, even for a residential job. Ontario Regulation 278/05, the Designated Substance regulation for asbestos on construction projects and in buildings, sets out the testing, containment, and worker protection requirements that apply whenever texture that might contain asbestos is disturbed. O. Reg 490/09, the broader Designated Substances regulation under the Occupational Health and Safety Act, layers on additional exposure rules that contractors like us operate under regardless of the specific job.

WSIB coverage isn't optional for a legitimate contractor doing this work, it's what protects you as the homeowner if a worker is injured on your property. Always ask for proof, not just a verbal assurance. If asbestos-containing material is confirmed on a job, disposal has to go through an approved facility with a registered waste carrier, it can't just go in a regular construction bin, and Waterloo Region has its own bylaws layered on top of the provincial rules for how that material gets handled locally.

If you're a landlord renovating a rental unit in Cambridge, testing before disturbing any pre-1990 texture is strongly advisable given the tenant exposure liability involved, not just the renovation itself. Condo owners should also check with their property management or condo corporation before starting, many require proof of contractor insurance and sometimes a completed asbestos assessment before approving alteration work, especially in older Cambridge condo buildings built before the 1990s.

What a Real Project Timeline Looks Like

Here's what a typical 500 square foot main floor job in Cambridge actually looks like day by day. This is not a rushed process, and any contractor promising it done in a single day is skipping steps that matter.

Day 1: Prep and removal

We arrive, set up full floor and furniture protection, seal off the work area, and remove the popcorn texture down to the substrate. Depending on scope, the first skim coat may go on the same day if the removal finishes early enough.

Day 2: Skim coating

First skim coat goes on (or gets sanded, if it was applied late on day 1), followed by the second skim coat once the first has dried and been sanded smooth. This is the step that determines how flat and professional the finished ceiling looks, and it needs proper drying time between coats.

Day 3: Priming, painting, and walkthrough

Once the second coat is sanded, we prime the ceiling and apply two coats of Sherwin-Williams paint. We do a final walkthrough with you under raking light to check for any imperfections, clean up, and remove all protection materials.

Larger homes, full houses with multiple rooms, higher ceilings, or painted texture requiring more removal time, typically run 3 to 5 days rather than the 2 to 3 days above. We'll give you a specific day count based on your actual square footage and ceiling type before work starts, not a vague "it depends" answer.
