Flat (matte) latex ceiling paint is the best choice for most ceilings because it hides minor imperfections and doesn't reflect light like higher-sheen paints. After we remove a popcorn ceiling and apply two skim coats, we prime and finish with two coats of flat latex paint as part of our all-inclusive service.

Pricing depends on the ceiling's current condition:

• Unpainted popcorn ceiling: $4.50/sqft, all-inclusive (removal, two skim coats, primer, two coats of paint)
• Latex-painted popcorn ceiling: $6.50/sqft, all-inclusive
• Oil-base painted popcorn ceiling: $7.50/sqft, all-inclusive
• Skim coat only (no paint): $2.50/sqft
• Skim coat full service (with paint): $3.50/sqft
• Skim coat over existing texture, no removal: $8.50/sqft

Before any removal, we always check the ceiling's age. Chrysotile asbestos was commonly mixed into ceiling texture before the mid-1980s, so any home built or textured before then should be tested. Under Ontario Regulation 278/05, testing is required before disturbing suspect material, though removal itself isn't mandated by law and popcorn ceilings aren't regulated under the Ontario Building Code. We coordinate asbestos testing at cost, typically $300 to $500, with no markup.
