• Unpainted ceilings: $4.50/sqft, all-inclusive (removal, two skim coats, primer, two coats of paint)
• Latex-painted ceilings: $6.50/sqft, all-inclusive
• Oil-based painted ceilings: $7.50/sqft, all-inclusive
• Asbestos testing, if needed, costs $300–$500 at cost with no markup. We coordinate the testing but do not perform licensed abatement ourselves.

A main floor, a few rooms, or a condo (400–600 sqft) generally falls between $2,000 and $4,500. Larger ceiling jobs of 900–1,500 sqft typically run $4,050–$11,250 depending on paint history. Ontario Regulation 278/05 requires testing before disturbing suspect material, but removal itself isn't legally required and the Building Code doesn't regulate popcorn ceilings.
