Is it worth it to remove a popcorn ceiling?

Yes — removing a popcorn ceiling is almost always worth it, both for the instant visual upgrade (smooth ceilings read as modern and can boost resale appeal) and for eliminating a texture that, before the mid-1980s, was often mixed with chrysotile asbestos. At KW Popcorn Ceiling Removal & Painting, we've completed 500+ projects across Kitchener-Waterloo since 2019, and we're $2M insured with WSIB coverage for full peace of mind.

Under Ontario Regulation 278/05, suspect ceiling material must be tested before it's disturbed if the home predates the mid-1980s; we coordinate that asbestos testing at cost, typically $300–$500, with no markup. Removal itself isn't mandated by law and popcorn ceilings aren't regulated under the Ontario Building Code — but most homeowners still choose to remove it for the look and for peace of mind.

Our all-inclusive pricing (removal, two skim coats, primer, and two coats of paint) is $4.50/sqft for unpainted texture, $6.50/sqft for latex-painted, and $7.50/sqft for oil-based painted ceilings. A condo or a few rooms (400–600 sqft) generally runs $2,000–$4,500. Larger homes with 900–1,500 sqft of ceiling scale up accordingly. Call us at (519) 729-7394 for a free, accurate quote.
