Removing a popcorn ceiling means testing, scraping the texture, skim coating, priming, and repainting, and we handle every step for one all-inclusive price. If your home was built before the mid-1980s, we recommend asbestos testing first, since chrysotile asbestos was commonly mixed into ceiling texture through the 1970s into that period. Testing runs $300–$500 at cost, no markup; we coordinate it but don't perform licensed asbestos abatement ourselves. Under Ontario Regulation 278/05, testing is required before disturbing suspect material, but removal itself is not legally mandated, and the Ontario Building Code does not regulate popcorn ceilings.

Our all-inclusive rates cover removal, two skim coats, primer, and two coats of paint:

• Unpainted popcorn: $4.50 per sqft
• Latex-painted popcorn: $6.50 per sqft
• Oil-based painted popcorn: $7.50 per sqft

A main floor, a few rooms, or a condo (400–600 sqft) usually runs $2,000–$4,500. Skim coating over existing texture without removal is also available, but it costs more per sqft than full removal due to extra prep work.
