How to get rid of textured ceiling?

You get rid of a textured (popcorn) ceiling by having it professionally scraped off, skim coated smooth, primed, and repainted — a process we handle start to finish for $4.50 per square foot all-inclusive on unpainted ceilings, $6.50 per square foot if the texture has been painted with latex, and $7.50 per square foot for oil-based paint. For most homes with a few rooms, a main floor, or a condo (400 to 600 sqft), total cost runs $2,000 to $4,500. Larger full-home projects scale up from there based on total ceiling square footage.

Before removal starts: if your home was built before the mid-1980s, the texture may contain chrysotile asbestos, which was commonly mixed into ceiling products through the 1970s and into that period. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal itself isn't legally mandated and the Ontario Building Code doesn't regulate popcorn ceilings. We coordinate asbestos testing at cost, $300 to $500, with no markup.
