How to finish a ceiling after removing a popcorn ceiling?

Finishing a ceiling after popcorn removal means two coats of skim coating to smooth the surface, a primer coat, and two coats of paint, all handled in one visit when we do the removal. Our all-inclusive rate for an unpainted popcorn ceiling is $4.50 per square foot, covering removal, 2 skim coats, primer, and 2 coats of paint. If the ceiling was previously painted, the rate is $6.50 per square foot for latex paint or $7.50 per square foot for oil-base paint, since extra prep is needed to bond over old paint.

Before any scraping or skim coating begins, homes built before the mid-1980s should have the texture tested for asbestos, since chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s. Testing costs $300 to $500 at cost, no markup, and we coordinate this testing for you. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal itself is not mandated by law.
