Full wall-and-ceiling drywall hanging is outside what we do, but we can price the ceiling of a 12x12 room exactly. That room has 144 sqft of ceiling, and our rates are all-inclusive per square foot:

• Unpainted popcorn: $4.50/sqft (removal, 2 skim coats, primer, 2 coats paint)
• Latex-painted: $6.50/sqft
• Oil-base painted: $7.50/sqft
• Skim coat only: $2.50/sqft, or $3.50/sqft full service

A single small room falls under our job minimum, so it is usually best bundled with other rooms. A main floor, a few rooms or a condo (400 to 600 sqft) runs $2,000 to $4,500.

If your home was built before the mid-1980s, test the texture first. Ontario Regulation 278/05 requires testing before suspect material is disturbed. We coordinate asbestos testing at cost, $300 to $500 with no markup. Removal itself is not required by law.
