How much should I pay a painter per day?
We don't bill by the day. Ceiling and painting jobs are priced as a flat, all-inclusive rate per square foot, so your total cost is fixed upfront, not open-ended like day labor. Unpainted popcorn ceilings run $4.50 per square foot, covering removal, two skim coats, primer, and two coats of paint. Ceilings previously painted with latex are $6.50 per square foot; oil-based paint needs more prep, so that's $7.50 per square foot, all inclusive.
- Skim coat only: $2.50/sqft; full-service skim coat: $3.50/sqft
- Skimming new texture over existing texture, no removal: $8.50/sqft, more prep than removal
- Asbestos testing, coordinated at cost: $300 to $500
A main floor, a few rooms, or a condo (400 to 600 sqft of ceiling) runs $2,000 to $4,500. A larger home scales up from there, often landing between $4,050 and $11,250.
Ceiling texture applied before the mid-1980s may contain asbestos. Ontario Regulation 278/05 requires testing before disturbing suspect material; removal itself isn't mandated by law. We coordinate testing but don't perform abatement ourselves.
