How much does it cost to remove popcorn off the ceiling?
Popcorn ceiling removal in Kitchener-Waterloo costs $4.50 per square foot for an unpainted ceiling, finished and ready to enjoy. That price covers scraping, two skim coats, primer and two coats of paint.
Painted ceilings cost more because the paint has to be dealt with first: $6.50/sqft for latex-painted and $7.50/sqft for oil-base painted. Both are all-inclusive.

Asbestos: Chrysotile asbestos was mixed into ceiling texture through the 1970s and into the mid-1980s, so homes built before the mid-1980s should be tested first. Ontario Regulation 278/05 requires testing before suspect material is disturbed. Removal itself isn't required by law, and the Ontario Building Code doesn't regulate popcorn ceilings. We coordinate testing at cost, $300–$500 with no markup. We don't perform licensed abatement ourselves.
Skim coating: A skim coat alone is $2.50/sqft, or $3.50/sqft full service. Skim coating over existing texture without removing it is $8.50/sqft. That costs more than removal, so it isn't a budget shortcut.
