Removing an asbestos-containing popcorn ceiling in Ontario starts with a $300–$500 lab test, and if the test is clean, our all-inclusive removal runs $4.50–$7.50 per square foot. Chrysotile asbestos was mixed into ceiling texture through the 1970s and into the mid-1980s, so homes built before the mid-1980s should be tested.

- Unpainted ceiling: $4.50/sqft, including removal, 2 skim coats, primer and 2 coats of paint.
- Latex-painted: $6.50/sqft.
- Oil-base painted: $7.50/sqft.
- Main floor, a few rooms or a condo (400–600 sqft): $2,000–$4,500.
- Full 3-bedroom home (900–1,500 sqft of ceiling): $4,050–$11,250.
Under Ontario Regulation 278/05, testing is required before disturbing suspect material. Removal itself is not required by law, and the Ontario Building Code does not regulate popcorn ceilings.
