How much does it cost to re-drywall a 2000 sq ft house?

Re-drywalling a full 2000 sq ft house typically runs $9,000 to $15,000 when the job is a popcorn ceiling removal and resurface rather than a full wall-to-wall drywall tear-out, based on our all-inclusive rate of $4.50 to $7.50 per sq ft (removal, two skim coats, primer, and two coats of paint, depending on whether the ceiling is currently unpainted, latex-painted, or oil-based painted).

Most homeowners searching "re-drywall" actually mean resurfacing a textured or popcorn ceiling rather than replacing every sheet of drywall in the house. If your ceiling was applied before the mid-1980s, it may contain chrysotile asbestos. Ontario Regulation 278/05 requires testing before disturbing suspect material, though the Ontario Building Code does not regulate popcorn ceilings and removal itself is not mandated by law. We coordinate third-party asbestos testing at cost, $300 to $500, with no markup; we do not perform licensed abatement ourselves.

  • Skim coat over existing texture (no removal): $8.50 per sq ft, which costs more than full removal, not a shortcut
  • Full 3-bedroom home ceiling: $4,050 to $11,250
