How do I remove a stucco ceiling?

You can remove a stucco (popcorn) ceiling yourself with water and a scraper, but in Kitchener-Waterloo homes built before the mid-1980s, testing for asbestos comes first. Chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, and Ontario Regulation 278/05 requires testing before you disturb suspect material. Removal itself isn't legally mandated, and the Ontario Building Code doesn't regulate popcorn ceilings, but skipping the test is a real health risk if the material is contaminated. We coordinate asbestos testing at cost, $300–$500, no markup.

Once cleared, our all-inclusive removal pricing (removal, 2 skim coats, primer, 2 coats of paint) is:

  • $4.50/sqft for unpainted popcorn ceilings
  • $6.50/sqft for latex-painted ceilings
  • $7.50/sqft for oil-based painted ceilings
