• Test first: Homes built before the mid-1980s may have asbestos in the texture. Ontario Regulation 278/05 requires testing before suspect material is disturbed. We coordinate testing at cost, $300–$500, with no markup.
• Seal the space: We cover floors, walls, vents and doorways with poly sheeting so dust stays in the work area.
• Wet scraping: Misting the ceiling lets the texture come off as damp material instead of airborne powder.
• HEPA cleanup: We clean with HEPA vacuums, not sweeping.
