Do Washington homes have asbestos in popcorn ceilings?

Yes, many homes built before the mid-1980s may have asbestos in their popcorn ceiling texture, since chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s. If your home was built during this period, the texture should be tested before any sanding, scraping, or removal work begins. Under Ontario Regulation 278/05, testing is required before disturbing suspect material, though removal itself is not mandated by law and the Ontario Building Code does not regulate popcorn ceilings. Asbestos testing typically costs $300–$500, done at cost with no markup. We coordinate asbestos testing for homeowners; we do not perform licensed asbestos abatement ourselves.

Once your ceiling is tested and cleared, all-inclusive removal and refinishing pricing is:

  • Unpainted popcorn ceiling: $4.50/sqft
  • Latex-painted ceiling: $6.50/sqft
  • Oil-based painted ceiling: $7.50/sqft
