Do Shoreacres homes have asbestos in popcorn ceilings?
Not necessarily, but some might. Shoreacres homes built before the mid-1980s may have asbestos in their popcorn ceilings, because chrysotile asbestos was mixed into ceiling texture through the 1970s and into the mid-1980s. Newer Shoreacres homes are much less likely to be affected, and the only way to know is to test.
- Testing: Ontario Regulation 278/05 requires testing before you disturb suspect material. We coordinate asbestos testing at cost, $300 to $500, with no markup.
- Removal is not mandated: Ontario law does not require you to remove a popcorn ceiling, and the Ontario Building Code does not regulate it. Leaving an intact ceiling alone is a legitimate choice.
- Pricing: Unpainted ceilings are $4.50/sqft, latex-painted $6.50/sqft, and oil-base painted $7.50/sqft. All rates include removal, 2 skim coats, primer and 2 coats of paint.
- Typical jobs: A main floor, a few rooms or a condo (400 to 600 sqft) runs $2,000 to $4,500. A full 3-bedroom home with 900 to 1,500 sqft of ceiling runs $4,050 to $11,250.
