Can you remove an asbestos popcorn ceiling by yourself?
No, we don't recommend removing an asbestos-containing popcorn ceiling yourself. Ceiling texture applied before the mid-1980s often contains chrysotile asbestos, and disturbing it without proper containment and respiratory protection releases microscopic fibers that pose a serious lung health risk.
- Under Ontario Regulation 278/05, suspect material must be tested before it's disturbed. We coordinate asbestos testing at cost, $300–$500, with no markup.
- Testing is required before disturbance, but removal itself isn't mandated by law, and the Ontario Building Code doesn't regulate popcorn ceilings.
- If asbestos is present, DIY sanding, scraping, or dry-removal is unsafe without licensed abatement and proper containment.
Once material is confirmed asbestos-free or safely abated, our all-inclusive pricing is $4.50/sqft for unpainted ceilings, $6.50/sqft for latex-painted, and $7.50/sqft for oil-based painted, covering removal, two skim coats, primer, and two coats of paint. A main floor or condo (400–600 sqft) typically runs $2,000–$4,500.
