Can you remove a popcorn ceiling yourself if it has asbestos?

No — if testing confirms asbestos in your popcorn ceiling, DIY removal is not safe or advisable, and disturbing the material yourself can create a health hazard and put you offside Ontario Regulation 278/05. Asbestos (chrysotile) was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, so any home built or textured before the mid-1980s should be tested before anyone sands, scrapes, or disturbs the ceiling. Ontario Regulation 278/05 requires testing before disturbing suspect material; removal itself isn't mandated by law and the Ontario Building Code doesn't regulate popcorn ceilings, but once asbestos is confirmed, safe handling and disposal require licensed abatement — not a DIY approach.

  • We coordinate asbestos testing at cost: $300–$500, no markup
  • If your ceiling tests clean, we handle full removal ourselves starting at $4.50/sqft all-inclusive (removal, 2 skim coats, primer, 2 coats of paint)
  • If asbestos is confirmed, we'll connect you with a licensed abatement contractor before any further work proceeds
