Can plaster ceilings be skim coated?
Yes, plaster ceilings can be skim coated to smooth over cracks, water stains, sagging, or uneven surfaces without a full teardown. A skim coat is a thin layer of joint compound applied over the existing plaster to create a flat, paint-ready surface.
In Kitchener-Waterloo, we price skim coat work at $2.50/sqft for skim coat only or $3.50/sqft for full-service skim coating (includes prep, coating, and cleanup). If your plaster ceiling still has old texture coating you want covered rather than removed, that rate is $8.50/sqft, since skimming over existing texture takes more material and labour than removal.
Older homes with plaster ceilings, especially those textured before the mid-1980s, may contain asbestos in the texture coat. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal itself is not mandated by law. We coordinate asbestos testing at cost ($300 to $500, no markup) before any work begins.
