Can I tell if my popcorn ceiling has asbestos?
You can't be 100% certain just by looking, but there are strong clues, and lab testing is the only way to know for sure. Chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, so if your home was built or had its ceilings finished before the mid-1980s, popcorn texture should be treated as suspect until tested. Newer construction is much less likely to contain it, but age alone isn't proof either way.
Under Ontario Regulation 278/05, testing is required before disturbing suspect material, though removal itself is not mandated by law and the Ontario Building Code doesn't regulate popcorn ceilings specifically. We coordinate asbestos testing at cost, $300 to $500, with no markup, so you get a clear lab result before any work starts.
