Can I paint after removing a popcorn ceiling?

Yes, painting is required after popcorn ceiling removal, and it's already included in our pricing. Once the texture is removed, we apply two skim coats to smooth the drywall, then prime and finish with two coats of paint, all part of one all-inclusive job.

  • Unpainted popcorn ceiling: $4.50/sqft, all-inclusive (removal, 2 skim coats, primer, 2 coats of paint)
  • Latex-painted popcorn ceiling: $6.50/sqft, all-inclusive
  • Oil-base painted popcorn ceiling: $7.50/sqft, all-inclusive

A main floor, a few rooms, or a condo (400 to 600 sq ft) typically runs $2,000 to $4,500. A full home with 900 to 1,500 sq ft of ceiling typically runs $4,050 to $11,250.

Homes built before the mid-1980s should be tested for asbestos first, since chrysotile asbestos was commonly used in ceiling texture through the 1970s and into the mid-1980s. Ontario Regulation 278/05 requires testing before disturbing suspect material, though removal isn't mandated by law and the Ontario Building Code doesn't regulate popcorn ceilings. We coordinate testing at cost, $300 to $500, no markup; a licensed abatement contractor handles any positive result before we skim and paint.
