A crack from settling needs a different repair than a water stain, and a water stain needs a different repair than popcorn texture that's simply failing and shedding. If the home was built or renovated before 1990 and still has its original popcorn or stipple texture, we talk about asbestos testing before anything else happens, because that result changes the entire scope of the job.

2. Protecting the Room

Floors get covered, furniture gets moved or wrapped, and we seal off doorways with poly sheeting so dust doesn't travel into the rest of the house. 5. Sanding and Priming

On water stain repairs, this is a stain-blocking primer specifically, not a standard one.

6. Painting

What Actually Changes Your Price

Age of the home. Pre-1970s homes in Galt and Blair are more likely to have plaster and lath instead of drywall, which takes longer to repair correctly and sometimes needs a different fastening approach to stop a crack from reopening along the same seam.

Ceiling height. A standard 8-foot ceiling is straightforward. Vaulted ceilings, cathedral ceilings, or anything above roughly 9 feet needs scaffolding or lift equipment, which adds labour time and shows up in the quote.

Condition and extent of damage. One clean crack is a quick fix. A ceiling with multiple failure points, active water intrusion, or texture that's flaking and falling on its own takes longer to stabilize before any skim coat can go on.

Asbestos: When to Worry and What Testing Involves

If your Cambridge home had its popcorn or stipple ceiling texture applied before 1990, asbestos is a real possibility, not a scare tactic. Asbestos fibres were a common additive in spray-applied ceiling texture through the 1970s and into the 1980s across Ontario, and a home doesn't need to be old and rundown to have it. Plenty of well-maintained homes in Preston and Hespeler built or renovated in that window still have original texture overhead.

Testing is straightforward: a small sample of the texture is collected and sent to a licensed lab for analysis, and results typically take three to five business days. We bill this at cost, $300 to $500, with no markup, because testing is the one step in this whole process we think every homeowner deserves an honest number on.

In Ontario, asbestos work on construction and renovation projects falls under O. Reg. 278/05 (Designated Substances, Asbestos on Construction Projects and in Buildings and Repair Operations), made under the Occupational Health and Safety Act. Ontario's broader designated substances rules, covering things like lead and silica, sit under a separate regulation, O. Reg. 490/09. If a test comes back positive, the required response depends on how friable (crumbly) the material is and how much of it is disturbed, ranging from simple wet-removal precautions for small, well-controlled areas up to a licensed abatement contractor for larger or more friable jobs. Waste has to be double-bagged, labelled, and taken to a facility licensed to accept asbestos-containing material. It cannot go in a regular construction bin.

The honest version: a small nail-pop patch on a wall is genuinely a reasonable DIY project for someone comfortable with basic tools. A full ceiling, especially one with old texture, water damage, or plaster underneath, is where most DIY attempts run into trouble, usually around the second skim coat when the first one didn't go on evenly enough to sand smooth.

A real quote should show you the math: square footage times rate, plus HST, with the ceiling type specified. If a contractor can't produce that, keep calling around. Neighbourhood Spotlight: Galt, Preston, Hespeler, and Blair

Cambridge was formed in 1973 from the amalgamation of Galt, Preston, and Hespeler, along with the smaller community of Blair, and you can still see that history in the ceilings and walls we open up on jobs today.

Galt, the largest of the four and Cambridge's downtown core, has the oldest housing stock, with a real concentration of homes from the 1800s through the 1960s around streets like Grand Avenue, Dickson Street, and the blocks near Main Street. In this area, we're regularly opening up ceilings expecting drywall and finding original plaster and lath instead, especially in homes that haven't had major renovations since they were built. Notice the last two rows especially. A small patch repair is genuinely inexpensive. But burying texture instead of removing it costs more per square foot than removal itself, which is why we rarely recommend it unless removal isn't physically possible for some structural reason. Ontario Regulations You Should Know About

Asbestos rules. As covered above, asbestos-specific work falls under O. Reg. 278/05, with Ontario's other designated substances (lead, silica, and others) governed separately under O. Reg. 490/09. These regulations set out training, air monitoring, and containment requirements that scale with how much material is disturbed and how friable it is.

WSIB. Any contractor doing renovation work in Ontario, including drywall repair, should carry WSIB coverage. Homeowners can request a clearance certificate directly from a contractor before work starts, and it's worth doing, since hiring an uninsured contractor can expose the homeowner to liability if a worker is injured on the property.

Disposal. Asbestos-containing waste must be double-bagged, labelled, and disposed of at a facility licensed to accept it. It cannot go into a standard construction bin or curbside pickup, and improper disposal carries real regulatory risk for whoever generated the waste.

Landlord obligations. Under the Residential Tenancies Act, landlords are required to keep rental units in a good state of repair. That includes ceiling and drywall issues that affect habitability, and landlords need to give tenants proper written notice, generally 24 hours, before entering a unit to carry out repair work.

Condo obligations. Responsibility for interior ceilings in a condo unit depends on the specific declaration, but it's common for the ceiling to be tied to a fire-rated assembly between units. Because of that, many condo corporations require written board approval before a unit owner alters or removes ceiling texture, even when the work happens entirely inside their own unit. It's worth checking your declaration and getting approval in writing before booking removal work in a Cambridge or Kitchener condo.

A Real Project Timeline, Day by Day

Here's what a typical job actually looks like once it's booked.

Day 1: We arrive, protect the floors, walls, and furniture with poly sheeting and drop cloths, and remove fixtures like light covers or ceiling fans that are in the way. Texture removal or damage cutout happens next, followed by the first skim coat. That coat needs to dry fully before anything else touches it, so day one ends there.

Day 2: Once the first coat is dry, we apply the second skim coat (a third if texture is being buried rather than removed), sand it smooth, and check the surface under raking light for any spots that need a touch-up pass. On most single-room or smaller multi-room jobs, primer goes on toward the end of this day once the final coat is dry enough to accept it.

Day 3: Two coats of paint go on, with drying time between them. We do a full walkthrough with the homeowner, checking the finish in different lighting, before packing up. For most Cambridge jobs, whether that's a single room or a typical 400 to 600 square foot main floor, this is where the project wraps: 2 to 3 days total.

Larger homes (3 to 5 days): Whole-home jobs with multiple rooms run longer, partly because of the added square footage and partly because we stagger rooms so drying time in one space doesn't hold up progress everywhere else. A crew can be sanding and priming one room while a skim coat cures in another, which is how a 1,200 square foot job stays efficient without cutting any drying time short.
