Is it worth removing an asbestos popcorn ceiling?

Yes — removing a popcorn ceiling is almost always worth it, whether or not it contains asbestos. Homes built before the mid-1980s often have chrysotile asbestos mixed into the ceiling texture, so testing is the first step before any sanding, scraping, or disturbance. Under Ontario Regulation 278/05, testing is required before disturbing suspect material, though removal itself isn't legally mandated — the Ontario Building Code doesn't regulate popcorn ceilings at all. Most homeowners choose to remove anyway for resale value, modern aesthetics, and peace of mind.

We coordinate asbestos testing at cost ($300–$500, no markup) through licensed labs — we don't perform the abatement ourselves. Once cleared, our all-inclusive pricing covers removal, two skim coats, primer, and two coats of paint:

  • Unpainted ceiling: $4.50/sqft
  • Latex-painted ceiling: $6.50/sqft
  • Oil-based painted ceiling: $7.50/sqft
