Is it a big job to remove a popcorn ceiling?

Not as big a job as most homeowners expect — a typical 3-bedroom home takes 1-2 days and runs $2,000-$4,500 total, done in one visit with no need to move out. We've completed 500+ Kitchener-Waterloo homes since 2019, fully insured for $2M and WSIB covered.

Before removal starts, any popcorn texture applied before the mid-1980s should be tested for asbestos, since chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s. Ontario Regulation 278/05 requires testing before disturbing suspect material — though removal itself isn't legally mandated, and the Ontario Building Code doesn't regulate popcorn ceilings. We coordinate testing at cost, $300-$500, no markup.

Our all-inclusive pricing:

  • Unpainted popcorn ceiling: $4.50/sqft (removal, 2 skim coats, primer, 2 coats paint)
  • Latex-painted ceiling: $6.50/sqft
  • Oil-base painted ceiling: $7.50/sqft
